Boards and Commission Procedures

Board of Adjustment

The Board of Adjustment (B.O.A.) is a seven member body (two of which are alternates) appointed by the City Council. The Board shall consider all cases involving:

  • Appeals of alleged errors in enforcement of the Zoning Ordinance or amendments,
  • Special Exceptions to the terms of the Zoning Ordinance
  • Applications for variances to the Zoning Ordinance
  • Discontinuance of non-conforming uses

The B.O.A. is scheduled to meet on the 1st Wednesday of each month but each meeting shall only take place if an application packet has been submitted, approved, and placed on the schedule for each particular meeting. All application packets must be complete and submitted at least 15 calendar days prior to the proposed meeting date and will be tentatively scheduled. Applications for projects that have not completed the plan review process will not be accepted for processing. Application packets submitted after this time frame will be tentatively scheduled for the next available meeting.

Architectural Review Board

The Board (A.R.B.) is a seven member body appointed by the City Council. The A.R.B. shall consider all projects that involve:

  • Demolition Reviews
  • Multi-family and commercial projects which exceed $50,000 in construction value (exterior only)
  • Permanent signs
  • Preliminary reviews of proposed commercial and/or multi-family projects

The goals of the A.R.B. are to (1) Promote orderly and harmonious development of the city, (2) encourage the attainment of the most desirable use of land and improvements, (3) enhance the desirability of living conditions in the city, and (4) promote high aesthetic quality of development in the city. Once approved by the A.R.B., the City Council shall consider all cases (excluding signs) for final approval. The A.R.B. is scheduled to meet on the 3rd Tuesday of each month a month but each meeting shall only take place if an application packet has been submitted, approved, and placed on the schedule for each particular meeting. All application packets must be complete and submitted at least 15 calendar days prior to the proposed meeting date and will be tentatively scheduled pending review and approval of the application. Applications for projects that have not completed the plan review process, with the exception of Preliminary reviews, will not be accepted for processing. Application packets submitted after this time frame will be tentatively scheduled for the next available meeting.

Planning and Zoning Commission

The Commission is scheduled to meet on the 1st Monday of each month but each meeting shall only take place if an application packet has been submitted, approved, and placed on the schedule for each particular meeting. All application packets must be complete and submitted at least 15 calendar days prior to the proposed meeting date and will be tentatively scheduled pending review and approval of the application. Applications for projects that have not completed the plan review process will not be accepted for processing, if applicable. Application packets submitted after this time frame will be tentatively scheduled for the next available meeting.
